Asbestos roof removal cost in Gauteng 2026 prices, worked examples, what a compliant quote must include
Stripping and disposing of an asbestos roof costs R150 to R250 per m² in Gauteng. A 150 m² house is R22,500 to R37,500 to strip; with a new steel-sheeted roof the whole job lands at about R100,000 to R145,000.
Asbestos roof removal in Gauteng costs R150 to R250 per square metre for the strip-and-dispose work: hand removal, wrapping, transport and disposal at a licensed hazardous-waste landfill. Worked example: a 150 m² house in Boksburg
A single-storey, three-bedroom house from the 1970s with corrugated asbestos-cement sheeting is the most common job on the East Rand. Roof area is bigger than floor area because of the pitch and the overhangs, so measure the roof, not the house.

The waste alone is about 2.3 tonnes: asbestos-cement sheeting weighs roughly 15 kg per m². That tonnage is why disposal is priced into the per-m² rate rather than added afterwards. Choosing tiles instead of sheeting pushes the replacement line towards R150,000 and may need the roof structure strengthened first.
Worked example: a 500 m² warehouse in Germiston
Industrial roofs on the East Rand are older, higher, and often carry asbestos side-cladding, gutters and ridge capping as well as the roof sheets. The per-m² rate is similar; the total is not.

Add the items that industrial roofs usually carry: roof lights, side-cladding (also asbestos on many 1960s to 1980s buildings), and the cost of working around a business that keeps operating. About 7.5 tonnes of hazardous waste leaves the site. A 1,000 m² roof roughly doubles every line.
What should a compliant quote include?
The Asbestos Abatement Regulations, 2020 (Government Gazette 43893, 10 November 2020) set the process. A quote that skips any of these is either non-compliant or hiding a cost.
- Registered contractor number. Removal above 10 m² is Type 2 asbestos work; removal that needs surface preparation is Type 3. Both require registration with the Department of Employment and Labour. Ask for the certificate.
- 7-day notification. The Department must be notified at least 7 days before asbestos work starts (regulation 10). No compliant contractor can start tomorrow.
- Written plan of work and risk assessment. Regulations 5 and 15. You co-sign the plan as the asbestos client.
- Wet, hand removal. Sheets are wetted and unbolted whole. No angle grinders, no drilling, no high-pressure cleaning: all release fibres and are prohibited.
- Wrapped, labelled waste. Every sheet is double-wrapped in heavy-duty plastic and labelled as asbestos before it leaves the roof (regulation 21).
- Licensed landfill and disposal certificate. Asbestos waste may only go to a landfill licensed for it under the Waste Act, 2008. The disposal certificate is your proof the waste did not end up in a veld.
- Air monitoring and clearance certificate. An Approved Inspection Authority monitors the air and issues the clearance certificate after Type 2 or 3 work (regulation 22). Keep it with the property's papers.
What moves the price up or down?
- Height and access. Double-storey, steep pitches or a tight stand add scaffolding or a hoist; budget 10 to 20% more on the removal line.
- Condition of the sheets. Brittle, weathered sheeting breaks during removal, which means more wrapping, more care and more time. Roofs that have been high-pressure cleaned in the past are the worst case.
- Distance to a licensed landfill. Gauteng's licensed hazardous-waste sites are concentrated on the East Rand, which is one reason Germiston, Boksburg and Springs quotes come in at the lower end of the band.
- Everything else that is asbestos. Gutters, downpipes, ridge capping, fascias, side-cladding and ceilings. A roof-only quote on a house with asbestos gutters is not a complete quote.
- Structure underneath. Rotten purlins or rafters are only visible once the sheets come off. A good quote states a rate for timber repairs in advance.
- Replacement material. Steel sheeting is the economical choice and matches the structure asbestos sheets sat on. Tiles weigh 3 to 4 times more per m² and may require strengthening.
Why remove rather than paint or cover it?
Three dated facts explain why replacement quotes have gone up in volume since 2022:
- On 9 November 2022 the Department of Employment and Labour instructed its inspectors not to allow the installation of solar panels or over-roofing sheets on existing asbestos roofs. If you want solar, the roof is replaced first. More on the solar-on-asbestos rule.
- Since 10 May 2022 (18 months after the 2020 regulations were gazetted), every building owner with employees on site must hold an asbestos inventory and a management plan with a phase-out date (regulations 3, 4 and 6).
- Painting without surface preparation is permitted as Type 1 work, but it does not change what the roof is made of, does not stop the sheets weathering, and does not clear the roof for a solar installer, a buyer's inspector or an insurer.
Encapsulation paints are sold as a cheaper fix. They are a maintenance product, not a removal. A painted asbestos roof is still an asbestos roof in the inventory, and still off-limits for solar.
Can I remove the asbestos roof myself?
Only up to 10 m². Below that threshold, removal is Type 1 work and does not require a registered contractor, though the waste must still be wrapped and taken to a licensed site. A single garage roof is already past 10 m². Above it, removal by anyone other than a registered asbestos contractor is a contravention of the regulations under the Occupational Health and Safety Act, 1993, and no licensed landfill will accept the sheets from you unwrapped and uncertified. In practice the R150 to R250 per m² buys the only legal route.

For a 150 m² house, the removal itself is usually 1 to 2 days on site, plus a 7-day notification period before work can start and the clearance certificate afterwards. Fitting the new roof adds 2 to 4 days. A 500 m² warehouse roof is typically a 1 to 2 week programme.
